River Groves Townhomes is a 150-unit community consisting of a modern, urban design with centralized amenity areas. The development may become either rental housing or platted for ownership. Amenity spaces include ramadas and BBQ areas, a community garden, playgrounds, a volleyball court, fitness center, clubhouse, swimming pool and spa, and multi-sport court. An on-site manager’s office is located adjacent to the pool and clubhouse. The community will not be gated, but a perimeter fence secures the Site along the west and north property lines. In addition to the existing separated sidewalk within the right-of-way, the development features a path internal to the Site that is shaded by trees to facilitate safe and comfortable pedestrian circulation and encourage fitness and recreation.
